How to make your house glow on Zillow

Let’s be real, the real estate market has taken a step back and drastically slowed down since the covid era. Homes are no longer selling over the weekend, and you don’t have to run to get to a showing thinking that might be your only chance. Bidding wars have decreased and according to realtor.com we are actually now in more of a buyers market. Meaning if you are selling your house, you might want to put a bit more effort into it than what you probably would have needed a few years ago. Back then there were realtors getting away with poor quality iPhone images, and little to no marketing effort. However, those times have changed. 

You may ask yourself, how do I make my house glow? Here are a few tips that go a long way.

Avoid excessive use of the color gray


This might hit home as an unpopular opinion with some readers, and for disclosure, I’m not here to throw the realtor’s gray walls suggestion under the bus. Whether we like it or not, the trend is over and long gone. The truth is every color is like a person and each color comes with different characters. When you walk into a house, you want to feel greeted, warmth and security, those are not characteristics the color gray will deliver. If you want to be on the safe side stick to warm colored neutrals such as beige, tan, and warm white color. Remember that light warm colors in general are like a canvas for the potential buyer and it allows them to imagine all the possibilities to personalize their future home.

Curb appeal is real 


Don’t start scrolling down for other tips thinking this one will cost you a fortune and you do not want to spend thousands of dollars on a house you are about to leave anyways. You don’t have to hire a professional landscaper and no you don’t necessarily need to get your exterior repainted. We always try to think of the big picture but in reality it’s paying attention to the handful of small details that add up and create the wow effect. There are a plethora of free or little to no expense changes/upgrades you can make to create better curb appeal. 

Trim your bushes – by just cutting down some branches and trimming some edges this can make a big impact on your yard.

Do you have weeds sticking out between the pavement, in your driveway or somewhere else in a central spot where they shouldn’t be? Remove them; this can simply be done by hand or spraying weed killer if preferred. 

Does your porch railing or entrance outdoor light look dirty or dusty, simply wipe it off with water or if needed use a bit of dish soap for the more tougher spots. 

If you can afford a few bags of mulch to spruce up your landscaping, do that. It will roughly cost you $3-4 per bag and a handful of them goes a long way.

Invest in a photographer 


Get a real estate agent that works with a legit photographer. Images are what draws attention to your house, not an amazing description. This is the main marketing tool that’s essential for the sale. Speed to closing and get the value your house deserves. 

Avoid 3D renderings 
Though technology has come a long way, using it with caution would not hurt. The furniture AI generation may come off as very unnatural and straight up fake which may end up reversing your initial goal of having your buyers be able to see what can fit in a room or how it can be styled. If your furniture has been removed, having a clean empty room is a canvas for potential home buyers and they can visualize their own possibilities with the space they are looking at. If anything, a floor plan showing the layout of the house can help the buyer plan furniture arrangement.
